About Us
Thank you for considering Russell Collins as agents for your property. We have put together these pages in order to answer the majority of questions about how we will market your property and manage your sale or letting.
About Russell Collins
Our business has grown organically since its launch in 1979 to today's point, where we are now one of Ealing's leading independent estate agents. This is obviously no accident: this growth is the result of an enormous level of repeat business and referrals, with many clients having used our services for 3 and even 4 house moves. The biggest compliment we regularly receive is “we like dealing with you, you are not like other estate agents!”
The sales and lettings teams are headed by the 3 original partners who adopt a “hands on” approach, which means your transaction is overseen from start to finish by a highly experienced property specialist. In an industry notorious for its high staff turnover, you have the comfort of continuity and the knowledge that you will never be handed over to an inexperienced colleague or office junior – because we don't employ any!
What can we expect from Russell Collins?
In a word, 'honesty'. In an industry which is the butt of many jokes, we take your custom seriously. We will always act ethically and professionally remembering that it is the seller, i.e. the paying client, whose interests we are paid to serve.
Agents are often tempted to tell you what you want to hear but we will always give you honest feedback.
When are you open?
Our “official” hours of business are 9am – 7pm Monday to Friday and 9am – 4pm Saturdays. However, we are usually in the office beyond the advertised hours. We do not open on Sundays as we are a family business, besides which we feel that you may want a day off from viewings on your property! Some agents claim to be open until 8pm but are rarely there at that time. We prefer to exceed your expectations rather than fall short of them.
How soon will my property be on the market?
Once you have decided to entrust your sale/letting to us, we will arrange another visit of 30 minutes or so to take photographs, detailed measurements and floor plans. Your property will appear on the internet within 24 hours and within 48 hours you will receive a draft of the hard copy details for approval. Once approved, they will then be conveyed to registered buyers by post, email & telephone call.
NB Due to the strict nature of the Consumer Protection from Unfair Trading Regulations 2008 (CPRs) we have to be very careful about how we describe your property as even an honest mistake made in good faith could land us (not you!) in court. So, if you want us to say your house is rewired, for example, we'll need a copy of the EICR certificate for verification.
Window Display
Our highly visible and newly refurbished corner offices are located within 50 yards of South Ealing Tube & Sainsbury's Local, ensuring we have huge volumes of passing trade.
Which websites will it appear on?
We subscribe to the 3 leading property portals ( not many Ealing agents can claim this ! )
www.rightmove.co.uk
www.zoopla.co.uk
www.primelocation.com
All our properties are listed on these sites for the duration of the sale. Our own domain name is nice and straightforward:
www.russellcollins.co.uk
i.e. no dashes, slashes or 'homes' to confuse people.
Are viewings accompanied?
Yes, our staffing levels are geared to accompanying all viewings, whether or not the property is occupied.
We note a rival company boasts that they "coach" you, the client, in how to show your property to prospective buyers, while they stay in the office. Call us old-fashioned, but we think that it is our job, not yours, to show the property.
In fact most buyers feel quite uncomfortable at dealing directly with the seller (and indeed vice versa) and many strongly prefer the owners not to be home when they view a property.
We will always notify you of viewings in advance and we hold your keys under a unique code number for extra security.
Feedback
Yes, we follow up all viewings by phone and email and pass their comments back to you. However, please bear in mind that 'feedback' is by definition negative - in effect it is the reason why a buyer does not want to buy your property!
Nevertheless, constructive feedback can often be useful in giving you and us some ideas for how we might increase the chances of achieving an earlier sale.
We aim to give weekly feedback should it be useful information to you. We are also able to give you breakdowns of web traffic for your property.
Sole Agency Agreement
Should you decide to market your property with us, we will not tie you into a long contract. We believe that if you are unhappy with our service that it should be discussed and rectified so the partnership can continue happily.
In whatever fee structure we agree, we will include an Energy Performance Certificate, floor plan and professional photography at no extra cost.
Are you part of any Ombudsman schemes?
Yes, we are Fellow Members of the National Association of Estate Agents (NAEA). Plus we are monitored under the The Property Ombudsman (TPO). We joined this scheme voluntarily at its inception.
